The first step is for us to carry out a full rental valuation of your property, not only will we discuss the rental value but the rentablility and how to best present your property in order to maximize your potential return. We will also discuss our rental packages and what they entail, as well as discussing all legal aspects of property letting and management in order to ensure the property complies with all current standards.

Our aim is to offer a personalised flexi-service for landlords. We offer two packages, either can be tailored to match your situation. We can also create a bespoke package if that’s what you need.

Whatever the service package you choose, you can be sure of four things.

An Out of Hours Service

We recognise that it may be more convenient for you to meet out of office hours. If you can only meet in the evenings or at weekends, then that’s fine by us. We also have contractors on call 24 hours a day, seven days a week. After all, if the worst happens and an unexpected emergency occurs, you will want it sorted out immediately, not when the office is next open.

Competitive Rates

As a small company, our overheads are low. This means our fees are very competitive. Depending on the service you need, they may also be open to negotiation.

Carefully Selected Tenants

For your peace of mind, all our tenants are thoroughly referenced and credit checked. In some instances they may also need a guarantor. We never forget that it is your property that is being let and you need to have complete confidence in your tenants. If you are looking for a certain type of person to let your property, then that is the type of person we will let it to. Our motto is ‘The right tenant, not just any tenant.’

As a landlord, you want your property to achieve the highest rental income it can. We use our experience to guide you through getting the best possible return. We are happy to advise you on cost-effective changes to your property that could significantly improve its rental value. We are also experienced in project managing property renovations and modernisations and are happy to undertake such projects if you lack the time to do it.

Our Service Packages

Full Management Service

This is our inclusive service which includes marketing the property and carrying out viewings leading to the introduction and vetting of a prospective tenant.

If this proves satisfactory we will then go ahead and prepare the tenancy agreement and an inventory (record of condition) of the property.

During the tenancy we carry out our periodic inspection visits. Should this bring to light any maintenance issues we will (within the confines of our management agreement) recommend, oversee and account for any necessary repairs, meaning you can relax knowing your property is safe in our hands.

Collecting and processing of rental payments is also part of the service. These will be credited automatically to your nominated bank account.

Towards the end of the tenancy we will liaise with the tenant and renew the tenancy agreement or arrange to check them out as applicable.

Letting Only Service

Our letting only service includes marketing the property and carrying out viewings leading to the introduction and vetting of a prospective tenant.

If this proves satisfactory we will then go ahead and prepare the tenancy agreement and an inventory (record of condition) of the property.

Following this, the first month’s rent and a security deposit will be collected. These will then be credited to you (less our agreed fee). Managing the tenancy including maintenance and rent collection will then be your responsibility.

Rent Collect Service

Quite often Landlords have their own team of tried and tested contractors that they trust to undertake any maintenance issues that arise during a tenancy and are happy to deal directly with the tenants when it comes to maintenance however they don’t want to get involved financially with the tenant, this is where our rent collection service can be useful.


We can register the deposit monies in our account with the Deposit Protection Service and collect the rent each month from the tenant, should there be any issues or queries with the rent, the tenant deals directly with ourselves rather than you the Landlord, this can alleviate any awkward situations between Landlord and Tenant it can also increase the reliability of the rent being kept up to date.


As statistics prove that there are less rent arrears between tenants and Letting Agencies than there are between tenants and private Landlords.

4) Modern comprehensive inventory reports

We focus on the quality of our inventory reporting system, accurately evidencing the condition of your property at the start of the tenancy. This allows us to track the condition of the property throughout the tenancy. It also reassures all parties that any potential proposed deduction from a bond is fair and will more likely be backed up by a tenancy deposit adjudicator should any dispute arise.

5) Comprehensive referencing

We thoroughly reference each tenant by carrying out a credit check, right to rent check, assess their financial suitability and request a reference from their Landlord.

6) Inspections

We regularly inspect properties and monitor how well the property is being maintained, providing detailed inspection reports and informing you of the condition of the property. Should the tenant need to improve on their tenancy obligations, we will visit more often until issues are resolved

7) Maintenance and Legal

We realise the importance of dealing with reliable and trustworthy suppliers in connection with any work carried out on your property. We ensure that all the suppliers we work with are correctly insured before instruction. We ensure that legal compliance is adhered to at all times giving you additional peace of mind and security.
